I had noticed some cracks in my foundation and knew that was something that should be addressed sooner than later. I had already put it off 2 years. I called AZ Foundation Solutions for a quote as I had seen them on the Instagram.

Not to long after I had Dustin come in and look over and evaluate the repairs. Knowing it would probably be a horrible expense I mentally prepared myself for a massive dollar number. To my surprise it wasn't as bad as I had thought. Dustin explained most of the issue are the Stem wall and explained how those issues occurred. There was a few worse places along the stem wall which made sense because of the water intrusion into the garage.

Onto the permit waiting period. Being AZ you know construction is always busy and has delays and backups. I didn't quite know what to expect on that. I sent emails seeking status updates which had a prompt response. Overall permitting was close to 4-6 weeks for the whole process.

After the permit was approved I received a call to schedule my repairs. They were able to schedule me a week later. My main concern was to get the job done before the cool winter season which may bring some rain.

Come day of the repairs I got a call a tad before 7am that they were on the way. A two man crew prepared the area after introducing themselves.
They used tarps to put the dirt on. Fired up jack hammers and got to work right away.

To my surprise they wrapped up about 3pm the same day on my job. I was very surprised how fast it was done. Foundation looks fantastic and I look forward to no future water intrusion. One less stressor off the mental plate.

Now for the post work inspection. Everything looked fantastic work wise. Only issue was a few irrigation caps/lines got hit and cracked during the excavation of dirt and rocks. Up front I knew anything close to foundation was a risk. This was explained up front.

Unfortunately the builders of this house had water sprinklers tucked against the foundation in many spots which was silly. I knew in advance those were going to be an issue so I am not at all upset. After 36 years any plastic was going to be brittle and basically crack if you move it. So I do have to repair some lines at edge of foundation. I had those capped off anyhow. So I will go just run a new straight pipe to seal the line.
