The property is a historical house at 315 East Spring St, Fayetteville AR 72701. The owner, Bruce Cully lives in Washington State and his daughter Chelsea Chron-Cully manages the property. It is rented to Dr. Roma Lisa Gray as a Chiropractor's office. I act as the agent for Ms Chron-Cully. The southwest corner of our historic house's foundation at 315 East Spring St has a significant crack. The house faces the road giving it a north facing. It's on a slope. The East side grade is level with the first floor and it grade slopes west resulting in the the West side being a walk out basement, so that the crack in the foundation is totally visible. Previously Mr Cully was assured that the the foundation wasn't a problem, however he would like another opinion.

I am currently in a purchase agreement on a home that has two vertical cracks on the adjacent walls of one corner of the foundation. It is a concrete pour foundation with a crawl space. There is also a crack in the floor of the garage, which seems to be a separately poured slab. I would also like an estimate for wrapping the crawlspace to make a nice and dry space. Again, this is a home I am in a purchase agreement for, and I would like to know if these are major concerns that will require repair, and if so, how extensive and intrusive the repairs would be.
