Project Location: Fort Smith, AR 72903

Comment: I just purchased home on 7/6/20; did not notice prior to purchase the large areas of floor slanting and sagging nor the extreme bounciness at several points. Nor was it evident that not a single cabinet door in the kitchen can close without force or 'jimmy-ing'. The home is 55 or so years old and did not have gutters (it does now) and there was no visual evidence it ever did. The garage was converted to living space many years ago, and cosmetic brick siding was also installed at some point. There is a 12x16-20 foot outer building in the back yard and it is quite visibly sinking into the earth on the east side, especially in the southern corner. When installing privacy fence last week the fence-post holes near the building had standing water some 8-15" below grade. I must mention during hole-digging phase, it rained heavy over a several day period (up to 10" total), so I cannot claim the standing water is a constant condition. I am worried about the structural integrity of the house. I intended to do some kitchen renovation and other upgrades but am hesitant now.
