In order to control moisture from the cove joint of the wall and the floor at the perimeter of the basement, we broke out the concrete floor, and drilled weep holes into the cinderblock. This will drain the wall at the cove joint so we can control where the water enters the home. We then installed drainage stone and the WaterGuard system to the trench, and concreted over the system. The SuperSump pump was plumbed to the back corner of the home and discharged to the outside, through an Iceguard and a buried drain tile 12 feet away from the house by the fence, terminating in a drywell box...
We installed a full perimeter WaterGuard system on all exterior walls. The concrete floor was removed roughly 10 to 12 inches from the foundation wall, allowing for the WaterGuard subfloor system to be installed including filter cloth and a bed of stone. In order to combat the musty smells and high moisture levels, we sealed off all vents on interior of crawlspace with 2 inch foam. To neutralize any mold that was forming, we sprayed Mold-X on all floor joists and the subfloor. We then installed a SuperSump basin with a Zoeller M53. We first started the project by emptying the crawlspace of all debris and waste. To help combat moisture and humidity throughout the crawlspace we installed a CleanSpace Encapsulation System over the exterior walls and across the floors. We attached the system by buttoning along the walls, and also by sealing it along the wall with urethane. To help balance any existing humidity we installed an AprilAire Dehumidifier. EmeShield is tucked into a perimeter solution of WaterGuard. Water can enter along that wall, and it will be flashed into the WaterGuard, and channeled to a sump pump.
Minimizing humidity and improving air quality will also help to preserve the integrity of contents stored in the basement. We installed an Emeshield walling system as a vapor barrier on exterior concrete walls, we upgraded the existing sump pump to an UltraSump backup system, and installed AprilAire E100 dehumidifier.
Lateral Drains are designed to help combat additional water pressure through the floor, push away from the perimeter. We installed a Lateral Drain, by placing drainage through the center of the floor using four-inch slotted drain-tile.
We installed adjustable steel jack posts in the basement to help support the floor structure of the property.
