To help mitigate water in a dirt crawlspace and redirect to a discharge system, we dug trenches where we laid out filter cloth to minimize sediment getting into system, and installed four-inch slotted drain tile and connected the drain tile to discharge-system sump pit. In order to control excess humidity and moisture in the crawlspace, we installed a Cleanspace Encapsulation liner. We started by installing the wall liner around the full perimeter of the crawlspace. we use 2 1/2 inch plastic anchors to mechanically fastened the encapsulation liner to the foundation wall. We applied CleanSpace Encapsulation along the walls and floors of the crawlspace. In order to stop groundwater seepage onto the basement floor, we jackhammered out the perimeter of the basement, and hauled away all the concrete and related debris. In order to prevent water from pooling in the crawlspace from exterior seepage, we installed a full perimeter interior dewatering system with the sump pump. We dug an interior drainage trench system, roughly 12 inche wide throughout the perimeter of the crawlspace. Inside the trenches we laid filter cloth that covers the entire bed of soil and ran the tile to a SuperSump pump. To help route water away from the structure, we removed a layer of top soil along the trench path. We then dug a trench, and created a hole at end of the trench to install a destination drywell box. We then installed a four-inch, solid drain tile in the trench, added a layer of stone in the bottom of the drywell hole, and placed a drywell box on top of the stone. We cut out existing flooring as needed in this shallow crawlspace. We then hand dug and poured three concrete footings and installed six treated beams and eighteen steel jack posts. We added a sealed entryway to help prevent moisture and humidity from entering the crawlspace. Lastly, we applied a CleanSpace vapor barrier and Aprilaire dehumidifier with condensate pump to complete this project.
We buried and extended gutter downspout extensions, approximately 15 feet away from home, and terminated into a grate box and drywell of stone.
The first phase of this project was to add a concrete cap on top of the Michigan ledge, and fix areas that are pitched back to the exterior wall. We concreted roughly a 1 inch thick cap and installed a SuperSump. The second phase was to install a layer of CleanSpace from the top of the wall, and down the Michigan ledge foundation, into a DryTrak perimeter system. The CleanSapce will act as a flashing, and will push water though the system to the SuperSump pump. We then ran a discharge line out through the yard about 15 feet so water would not recycle back into the foundation.
