To help mitigate water in a dirt crawlspace and redirect to a discharge system, we dug trenches where we laid out filter cloth to minimize sediment getting into system, and installed four-inch slotted drain tile and connected the drain tile to discharge-system sump pit. In order to control excess humidity and moisture in the crawlspace, we installed a Cleanspace Encapsulation liner. We started by installing the wall liner around the full perimeter of the crawlspace. we use 2 1/2 inch plastic anchors to mechanically fastened the encapsulation liner to the foundation wall. We applied CleanSpace Encapsulation along the walls and floors of the crawlspace. The point of the encapsulation is to isolate the airspace from the soil as well as the moisture that is caused by temperature change on the foundation. This allows the air space to be conditioned. To help mitigate water in this dirt crawlspace and redirect seepage to a discharge system, we laid Drain Tile in trenches along the perimeter of the crawlspace. We connected the Drain Tile to discharge-system sump pit. The sump pump would then eject water through an underground discharge in the yard. In the final steps, we laid CleanSpace along the floors and walls to trap vapors beneath it. We then installed an Energy-Star rated Aprilaire E100 dehumidification system.
We installed a Waterguard system around the full perimeter of the basement, dewatering the floor and wall joint, to prevent hydrostatic pressure below the floor. In the south west wall of the basement, near the sink, the SuperSump pump system was installed. The discharge plumbing was ran through the foundation wall into an IceGuard, and was buried 35 feet away from the foundation into a drywell. To control the water that would seep in from the egress window, we installed a well duct to guide that seepage into a perimeter drain. This drain was set into the floor and created a channel to a sump pump.
To help manage moisture and humidity, we installed a CleanSpace Encapsulation System over exterior walls, across the floor, and around any existing pilasters. CleanSpace then is buttoned along the walls, with all seams on the walls and floor overlapped, sealed with urethane, and secured with industrial tape.
To help stabilize a bowing foundation wall we installed a combination of Wall Anchors and Fortress Carbon Fiber Straps. To combat the seepage issue, we installed a perimeter of WaterGuard to control the water at the cove joint.
We started our project by first removing debris from the crawlspace before the encapsulation process. We applied CleanSpace along the floors and walls of the crawlspace, to include going under the furnace. We applied Silverglo Insulation in the box sills and on foundation walls for added insulation. We also sealed off vents to stop outside air from influencing crawlspace humidity and moisture levels.
