We first started the project by emptying the crawlspace of all debris and waste. To help combat moisture and humidity throughout the crawlspace we installed a CleanSpace Encapsulation System over the exterior walls and across the floors. We attached the system by buttoning along the walls, and also by sealing it along the wall with urethane. To help balance any existing humidity we installed an AprilAire Dehumidifier. In order to control the moisture levels in the crawlspace as well as to seal off from bugs and rodents, we installed a Cleanspace Encapsulation membrane with the Mold X neutralizing spray in both crawl spaces. The process of encapsulating the crawlspace started off by cleaning out the debris in both of the crawlspaces. This included removing the plywood on the floor at the entry as well as old piping, and finally pulling off the form ties. In order to prevent water from pooling in the crawlspace from exterior seepage, we installed a full perimeter interior dewatering system with the sump pump. We dug an interior drainage trench system, roughly 12 inche wide throughout the perimeter of the crawlspace. Inside the trenches we laid filter cloth that covers the entire bed of soil and ran the tile to a SuperSump pump. In order to waterproof the basement on the west side of the of the home, We installed a WaterGuard system. We broke out the designated area, a total of 39 feet (26 feet along the west wall, 6 feet along the north wall, and 6 feet along the south wall). From there, removed all concrete debris, cleaned the trench, installed filter cloth, drilled weep holes in the block, and installed the WaterGuard System. Lastly, we re-mortared the floor back. We also added a couple of clean out ports for maintenance in the future if needed. The WaterGuard system drains into the existing sump pump system next...
We started this project by spraying the walls with Moldex mold inhibitor. We urethaned EmeShield to seal the top of the walls, and we hung that throughout the entire basement. This will flash any water that comes in through the perimeter into our WaterGuard system. We also ground floor cracks and sealed them with Epoxy.
The cinderblock foundation showed evident signs of water protrusion in this crawlspace.
To help mitigate water in this dirt crawlspace and redirect that water to a discharge system, we dug trenches and placed Drain Tile in them. This will direct groundwater to a sump pump, to be ejected from the space. To help manage moisture and humidity, we installed a CleanSpace Encapsulation System over the exterior walls, across the floor, and around the existing pilasters.
