Comment: Foundation of garage is unlevel. There is a gap between the floor and the garage door bottom. This allows snow, etc. to get into the garage. Side door is also not closing fully.
Project Location: Midland, MI 48642
Comment: We have about a 20-foot stretch of cinder-block-foundation wall that is showing signs of bulging in (perhaps 2.5 inches), cracking (vertical and horizontal) at mortar joints, and stair-step cracking at mortar joints. There is also evidence that the wall is "shearing" along a row of blocks close to the wall's bottom. There is absolutely no evidence of water intrusion or seepage anywhere on or along this wall. The house has an excellent gutter system; however, for approximately 30-40 years, two enormous Elm trees grew not more than 15 feet from this section of wall. These trees eventually reached at least 50 feet in height, were cut down about eight years ago, and their stumps ground away just last year, but who knows what damage might have been done. We purchased this home in May-June 2013 and neither the professional inspection, nor our own inspection, revealed any evidence of movement/bulging at that time. Evidence of bulging has been seen ONLY in the last two-and-a-half years, during which we have had close to historic levels of snowfall and rainfall. I hope this helps. Thank you. Michael
