Comment: Wondering if you do this kind of extensive work. want to do it right, but dont want to spend $50k if a less expensive and solid fix is an option. Very seriously considering buying a brick house built in 1812. The house is solid and in good shape, the brick on the exterior is in good shape, and the foundation (large stones) on 3 sides is in good shape. There is a large crack on one side of the foundation and inside there is a 1.5" gap between the floor and the wall where the house's side has pulled away. A quote rom the historic preservation person who inspected it says: West Foundation- Needle four steel I beams through building underneath first floor framing. Jack up building and carefully remove brick and stone for re-use. Excavate all along West wall down approximately five feet below grade. Pour a wide concrete footing and 12” wall up to grade. Lay stone above grade, pinned to concrete then fill in with brick back up to existing. Perform a mortar analysis and re-lay brick in a mortar to match the original. Upper Level West Wall- Ideally in conjunction with foundation repairs. Take up several second floor boards in line with windows all the way across house. Drill 1” hole through floor joists in line and install 3/4” rod with turnbuckle. On the outside of the building use large cast iron washer plates, star shaped or similar can be used. At the same time, temporarily hang wailers (large timber) outside second floor windows. Attach large cumalongs and straps to wailers to pull the walls of the building in at the same time that the turnbuckles are tightened. It would be best if the walls were pulled in at the same time as the building is being lifted at the foundation.
