Leveling Out a Pentwater, MI Floor with SmartJacks

This summer cottage was dealing with a serious sinking problem. Not long ago, the floor had begun settling. When this happened, the owners called a contractor and had the floor jacked up and leveled out. But after noticing a few strange occurrences – doors sticking closed, a slight slope to the kitchen floor – the owners became convinced that the problem had returned and was worse than ever. When the system design specialist arrived, he confirmed their suspicions and also noted that the structural joists were decaying.

To repair the floor and keep it leveled for good, the crew decided to replace the jacks and reinforce the joists. Instead of the wood beams, the crew installed galvanized steel beams and attached them to the failing joists. The steel will provide extra support for the floor and won’t erode from the moisture so often found in crawl spaces. Next, they replaced the old jacks with our SmartJack system and boosted up the new steel support beams and the floor along with them. SmartJack’s ability to hold over 60,000 pounds make us confident that this will be a permanent solution for this cottage.

Stabilizing a Cabin in Rose City, MI

The main floor joist in this small cabin was failing due to a rotting wooden support post. We replaced the post with SmartJack steel support posts to stabilize and lift the floor back to its original position.

Making a Home Last with Foundation Repair

Roger wanted to move back to Michigan with his family and create a forever home with the kids and grandkids. He was hoping to someday pass this home along to his children but he needed to home to last that long. Some of the floors in the home were tilting and he was worried that this was a sign of bigger issues with the foundation. When we had our inspection, we noticed that the floors were not being supported like they should, with some areas not really being supported at all. We used SmartJacks to stabilize the floors and even raise them back up to the correct level. These crawl space support posts are adjustable at anytime, in case the home needs it, so that the home is always supported and the homeowner can enjoy it for many years!

 

Shotcrete Stops Water Intrusion in Custer, MI

Gary has been dealing with water intrusion in his Custer, Michigan basement from the 1800s for almost three decades. During heavy rainfall, the water primarily seeps in from the opposite direction of the sump pump. The basement has a fieldstone foundation, and Gary has grown weary of using the shop vac to deal with all the water. Despite attempting to fix it with hydraulic cement, he finally decided it was time for a professional fix. He knew Ayers Basement Systems would be the right company for the job. After our initial inspection, our crew determined shotcrete would be the perfect solution for him. 

Shotcrete is a sprayable concrete that stabilizes basement walls and fills any holes that let in unwanted water or air. It’s applied through a high-pressure hose. The extra air propelling the concrete out is what makes the shotcrete able to be applied to vertical and sloping surfaces.  

Gary was overjoyed that he no longer had to endure the laborious task of pulling out the shop vac every time it rained. He was deeply impressed with the exceptional quality of work we delivered and the utmost professionalism exhibited by everyone at the company.

Restoring Stability in Irons, MI: A 1950s Cottage Reinforced with EverBrace


A homeowner with a 1950s cottage in Michigan faced a serious challenge with their basement and crawlspaces. With dirt floors and hill soil pressing against the foundation, the north wall had started to lean, raising concerns about structural stability and year-round usability. To address these issues, we installed our EverBrace™ system, which laterally supports failing walls with steel I-beams and corrugated panels. By injecting low-rise polyurethane foam behind the panels, we reinforced the wall, filled any voids, and transferred the load to the new system, restoring stability to the cottage and making it a comfortable, secure space once again.
