Our wonderful client Helen from Grand Rapids, MI had water entering into her crawl space with each rain storm she endured. Living in her dream home was slowly turning into a nightmare. Helen’s worry about mold growth became an eye opener to our friend that she needed to address her neglected crawl space. Upon examination of the issues at hand, our professionals sat down with Helen and addressed our concerns. One key concern was the lack of a sump pump. Together Helen and our team devised a dry crawl space solution consisting of our CleanSpace encapsulation system and a Smart Sump pump. The CleanSpace is made with anti-microbial properties that prevent mold growth, so Helen could be sure mold will not form on the encapsulation system. This Grand Rapids couple were having issues with their crawl space. There was moisture in the area, mold growing on the structure, and the floor on the main level of the home was sinking. To support the sagging floor, we installed SmartJacks which are installed by attaching steel support beams to the floor joists and a sturdy base at the floor and will raise the floor back to the original level. We also closed off the crawl space to keep the mold and moisture out. The first step to encapsulating the area was to install Drainage Matting which has dimples in it to allow the water to flow under the liner and to be directed towards the sump pump. Secondly, we installed the CleanSpace liner over the matting which is a thick durable liner that prevents water vapor and humidity from passing through into the area. We also installed the TripleSafe Sump Pump System which has three levels of protection to the home in case of a power outage or pump malfunction. Lastly, we installed the SaniDry Sedona. The SaniDry is a dehumidifier that keeps dry air circulating throughout the space to dry out your basement or crawl space.  It also has a small size so it easily fits into a small crawl space or takes up a small amount of room in a basement. 

Cheryl did not like going in her crawl space and wanted it encapsulated. There were spiders, the insulation was falling, and it was just creepy but she also wanted to protect it from water and mold. We first laid down Drainage Matting which has dimples in it that create areas for the water to flow through and be directed to the sump pump. On top of the matting, we installed the CleanSpace Crawl Space Vapor Barrier to keep out water vapor, pests, and humidity. Sue called us to fix her crawl space because her partially finished basement was getting damp in the spring with the rain and critters had torn up some insulation. She wanted the crawl space to be sealed off to keep out the critters and keep the crawl space/house warmer and dry. We installed the CleanSpace Crawl Space Vapor Barrier. This liner looks like a pool liner but is more durable and keeps humidity and water vapor from passing through it. By keeping your crawl space dry, it also helps protect your structure and insulation from mold and rot. Using the CleanSpace liner to seal off the crawl space keeps the critters out so that the insulation is safe and the area could be used for extra storage. 

This homeowner was in the process of selling his house when he noticed standing water and a leak in his crawl space. Our system design specialist took a trip out to Douglas, MI to see what kind of help we could provide.

After hearing the possible options, the owner decided on a full crawl space encapsulation. The white liner seen in the after photo is CleanSpace, a plastic vapor barrier used for encapsulation. Used on both the walls and floor, the barrier will prevent moisture, humidity, and other common crawl space threats from entering. Underneath the liner is a drainage matting, which will be used to address the issue of standing water in the crawl space. The matting will keep water from puddling and direct flow to the newly installed SmartSump pump for discharge. A new fully protected crawl space should make selling this home much easier.
