Restoring Stability in Irons, MI: A 1950s Cottage Reinforced with EverBrace
A homeowner with a 1950s cottage in Michigan faced a serious challenge with their basement and crawlspaces. With dirt floors and hill soil pressing against the foundation, the north wall had started to lean, raising concerns about structural stability and year-round usability. To address these issues, we installed our EverBrace™ system, which laterally supports failing walls with steel I-beams and corrugated panels. By injecting low-rise polyurethane foam behind the panels, we reinforced the wall, filled any voids, and transferred the load to the new system, restoring stability to the cottage and making it a comfortable, secure space once again.
Sturgis, MI, Homeowner Raises Floor with SmartJacks
Tracey's kitchen floor has been slanted for a long time, and she finally had enough. She researched her options and called Ayers for help, so we sent our specialists to her home. After evaluating the space, they recommended installing the SmartJacks supplemental support system. SmartJacks are a durable system of floor jacks hot-dipped in galvanized steel, zinc-plated, and implanted two feet below the surface to reduce load-bearing stress. Tracey loves her balanced kitchen!
Vicksburg, MI Home Raised and Stabilized with SmartJacks
The owners of this home in Vicksburg were experiencing uneven floors throughout their home, and were interested in fixing this problem and stabilizing their house. Our system design specialist paid them a visit and decided that the SmartJack system was the best solution. Able to support 60,000 lbs, this adjustable steel support beam system installed in a crawl space helps fix and prevent sagging floors. The beams can be raised to different heights to level the floors above. In this home, the SmartJacks were installed directly into the foundation floor, extending 3 feet tall, permanently stabilizing, lifting the home, and providing level floors.
From Cinder Blocks to SmartJacks in Vicksburg, MI
The before photo shows the cinder blocks that the owners had previously been using to support their crawl space. The crawl space ceiling is also the floor joists for the first level, so when the ceiling is sagging a bit, the floor above is also sloping. In this case, even the supplemental supports beams for the joists had started to lean. As you can see in the after photo, the crew reinforced the floor joists with steel beams that would better support the weight of the floor. Then they added in the SmartJack support system. Once in place and attached to the ground, the jacks were raised to a height that leveled out the floor joists and the floor above. Best of all, if the crawl space ever does begin to sag again, the SmartJacks can be adjusted to a different height.
Installing Wall Anchors in Vicksburg MI
This Vicksburg homeowner had a crack in his basment wall that had been there for years but it was starting to get worse. The bowing wall was going to eventually push on pipes if it was not fixed. We installed GeoLock Anchors in the basement for a long lasting solution. These wall anchors are made of steel and work by extending from your wall to the stable soil beyond your home. They anchor into these stronger soils and brace the foundation wall, preventing further movement. GeoLock Anchors are installed with minimal disruption to your lawn and do not take up usable space in your basment.
