Failing Foundation Lifted and Supported In Decatur, MI

Barb's home was experiencing some significant foundation settlement issues. Cracks in the foundation walls were clear around several sides of the home. One of the places where it was most evident was right in the front of the house. Even the vinyl siding above the crack was beginning to buckle. Our foundation team came in and installed a series of piers around the home to help support and lift the home back into position. Helical piers were the main tool used. To install helical peirs, we excavate a small hole around the outside of the home to expose the home's footer. We then drill these long steel piering shafts into the ground until they reach competent soil that can reliably support the weight of the home. In many cases, they are even able to lift the foundation back into its original position. We then fill the excavated area back in with as minimal damage to the lawn as possible. This fix is permanent and incredibly reliable. Already, the front of Barb's home looks a lot better!

Long Lasting Solution to Sagging Floors

Adriana purchased her home in February and had some slight sagging in some areas of the floors. By May the floors were getting much worse with the floors starting to give way as you walk in certain areas. Upon inspection we found that the cinder block support that is currently in the crawl space had started to sink. She wants a solution that will correct the issue once and for all. We used the SmartJack Crawl Space Support System to stabilize the floors and return them to the original level.

Saving a Bowing Wall in Delton MI

Gary purchased his home about a year ago and everything was great. He recently noticed a crack 3/4 the length of the basement wall and it was bowing inward. We installed the CarbonAmor Wall Reinforcing System to stabilize the wall. This system includes flexible carbon fiber fabric straps that are up to 10 times stronger in tension than steel. These straps are bonded to the wall using a high strength epoxy resin. This system requires no exterior excavation, installs quickly, and won't impact future basement finishing.

Block Wall Replaced and SmartJacks Installed in Delton, MI

This home was built around the 1940's and was showing some major signs of age and the soil around the foundation had settled. The homeowner also noticed that the doors and windows in the home were sticking which is another sign of the foundation settling. The floor on the first level needed to be lifted back up to its original position. There were also some very old windows that needed to be replaced as they were allowing moisture and unwanted outside elements into the basement. 

This home needed some of its foundation and other problems taken care of and they definitely called the right people for the job. We installed SmartJacks to lift the foundation back it's original position. We also replaced the block wall that had fallen and sprayed foam insulation around the rim joist to make sure this basement is completely sealed off. The entire weight of your home sits on your foundation so it's important it's sturdy and safe. This project restored the value of this home and gave the owners peace of mind knowing that their home is stable and safe for years to come. 

GeoLock Anchors Aid and Stabilize Bowing Walls in Delton, MI Home

Jim was concerned about the safety of his home when he noticed bowing in his foundation walls so he decided to make the call to Ayers. After our crew conducted an inspection it was settled that our GeoLock Anchors would provide the best fix. These anchors are connected by a steel rod to a wall plate that provides clamping pressure against the inside of the foundation wall and work to prevent further wall bowing caused by soil pressure.
